One of the bright spots in North San Diego County is the 92011 zip code of Carlsbad, where home prices seemingly haven’t dropped at all. Dataquick Information services performed an analysis of the community of about 21,000 which lies south of Palomar Airport Road and West of El Camino Real and found that the median home price had reached an all time high of $950,000 in the September-November time period.

We ran some statistics that come directly from Sandicor, our local MLS and the results were also very positive and favorable for home prices in this section of the city.

The Chart below is supplied courtesy of Sandicor and Hot On San Diego. It shows 131 active properties for sale, 29 properties currently under contract, and 9 properties that closed escrow between January 1st, 2008 and January 31st, 2008.

So why is this the case? It’s because Carlsbad sells well not only in good real estate markets but in slower more challenging markets as well. It’s a city that’s well known, close to the beach, known for good schools and a high tech employment market. It’s homes are relatively new and built in master planned communities.

New homes continue to sell well in Carlsbad as well, one new community called Emerald Pointe, built by RWR Homes is a good example.  Emerald Pointe is a small enclave of 14 semi-custom homes that range in size from approximately 3777 square feet to over 4700 square feet. Up to 5 bedrooms and 5.5 baths, they feature both single story and two story models with gourmet kitchens, interior courtyards, roof decks, casitas and much more. Built adjacent to the new golf course, many of these homes have beautiful ocean views and course views.

Activity in Carlsbad has picked up substantially since the most recent Fed rate cuts, and with another half-point cut anticipated this month, we’re back to having some of the lowest interest rates in history.
