Free Solutions For "FSBO's" and Expired Listing Owners

There’s nothing like a For Sale By Owner sign in the front yard for attracting a lot of attention…especially the attention of an army of real estate agents.
Sue Johnson, the No-Nonsense – No Hassles, San Diego real estate super salesperson won’t be one of those agents calling, “just to see if you’re interested in listing.” But that doesn’t mean she ignores this special group of people. On the contrary, Sue provides For Sale By Owners
with all the free assistance in marketing their home they request.
“I look at it this way. What goes around, comes around. If I genuinely help people who want to sell their homes without using an agent, and for some reason they aren’t able to sell, they usually think I was a pretty decent person for helping in the first place, and they call me to list,” she says. This give-before-you-get philosophy has For Sale By Owners calling her by the dozen, seeking marketing advice and counsel.
She’ll even provide them with a FREE FSBO FIRST AID KIT, which contains all kinds of valuable, do-it-yourself, information. And if they request, Sue will give them a price analysis, equity analysis, and tips on everything from qualifying prospective buyers, to where to advertise their property to get maximum exposure. She’s even been known to help a FSBO do an open house.
Nationwide only 13% of all sales are For Sale By Owner, so she knows the probability of an owner eventually listing with her is fairly high. Much of the reason “by owners” eventually list with an agent is because both the For Sale By Owners and the real estate community compete for buyers from the same pool. Many buyers prefer to purchase through Brokers rather than direct from an owner because of the availability of vast information on many properties, and the protection in case anything goes wrong.
Another special customer Sue works with closely is the “Expired Listing” seller. This is a person whose home was listed with an agent, but who didn’t get the sale they’d hoped to, often a very frustrating situation.
When an Expired calls, the first thing Sue does is a complete review of the marketing that was done the first time. She determines what went wrong in the process and makes the necessary recommendations to the seller so they can be sure the property will sell in the future. Sue isn’t in a hurry to list an Expired. In fact, she refuses to do so unless the seller is willing to first discover the real reasons the property didn’t sell, and agree to make the needed adjustments.
This pragmatic, two-step approach, nearly always results in the home selling, and often at better price. If you would like more information about marketing your home, call (877) 571-2289, we’ll be glad to help!
